Planning Permission For Your Garden Room
In most cases, no planning permission or building regulations are
required when considering a Qube garden building or room. In some
cases, dependent on location, use and size or in specific conservation
areas there can occasionally be a requirement for special regulation
checks, which the Qube is happy to give guidance and advice on for free*.
The
Qube is constructed from materials that fully comply too the numerous
building regulations relating to insulation, fire and access. As the
main structure of the Qube is built using Sips Panels that meets the
1/2hour fire resistant regulation, the Qube is one of the few garden
buildings that meet’s this regulation, which enables the Qube to be
built within the normal 1m from the boundary ruling. So if your garden
has restricted width, like a terrace house very often does, you can use
the full width and butt up-to your fence without the 1m from boundary
restriction.
Provided that the building is situated more
than 5 metres from the main home and within your permitted development
rights of up-to a maximum 30m2 (metres square) or 70m3 (cubic metres),
then there is no planning permission required.
If you
require your garden room to attached to your property like a
conventional home extension or if you wish to use you garden room as a
permanent granny annex or bedroom facility then this will require
planning permission.
For conservation areas, the Qube surveyor will make special checks and if an application is required, this can be dealt with.
Basic guidelines for not needing planning permission for your garden building
1) Your Garden building will be more than 5m from your property.
2) More than 20m from a public right of way or nearer to the right of way than your house is.
3) Provided you do not live in a conservation area, an area of outstanding natural beauty or in a listed building.
4) Your building is for your private use.
5) Building is less than 4m high
6) The building covers less than 50% of your total garden.
